Flat Creek Apartments at 400 West Snow King Avenue

This partnership with BlueLine Development and Snow King Partners will result in 48 Affordable Rental units serving households earning 30-60% of median family income, or less than $66,420 for a family of three. 

This project is the first development to receive Low-Income Housing Tax Credits (LIHTC) since 2003. Total allocations awarded:

  • LIHTC: $12,940,099
  • HOME: $1,455,000
  • NHTF: $860,000

The Town of Jackson will contribute the land (appraised value $5,000,000) via a long-term Ground Lease and $1,000,000 to the development. The Town applied for CDBG funding for the project, but was unsuccessful in 2022 and will re-apply for 2023 allocations. 

CDBG Funding: This project did not receive CDBG funding in 2022, but will re-apply for 2023 allocations.

Anticipated Groundbreaking: Fall 2022

Total Units: 48 rental apartments

Affordability: Affordable Rental <60% median income

Public Investment Per Unit: $125,000/unit 

Next Steps:

The Fair Auxiliary Building use (green building) will move across the road to the Fairgrounds site located at 305 W. Snow King Avenue, replacing the temporary Fire Station 1 use. Review the Change of Use application for that project.
